Types of Single-Ply Flat Roofs and Their Average Costs in Arizona

Single Ply Flat Roofs

Not all flat roofs are created equal. Single-ply is the most commonly installed flat roof.

Flat roofs are among the most affordable roofs over time and they can be installed on commercial buildings and residential properties alike. The four types of single-ply flat roofs are:

  • Modified Bitumen
  • Ethylene Propylene Diene Terpolymer (EPDM)
  • Polyvinyl Chloride (PVC)
  • Themoplastic Olefin (TPO)

Modified Bitumen Single-ply Flat Roof

Average Cost of A Modified Bitumen Roof

Materials: $1.20 — $2.50 per square foot
Installation: $5.00 — $7.00 per square foot

It is manufactured from asphalt and contains rubber modifiers; the surface has a mixture of mineral based wear. Its unique combination of elements make it an environmentally friendly choice. While it doesn’t hold up very well to foot traffic, it is easy to repair.

Modified Bitumen is installed by rolling it onto the roof and heating it with a torch to adhere it to the surface below. Newer designs of Bitumen can be installed without the need for a hot torch: they are designed with a pull-and-peel sticky back; avoiding the dangers of using a torch.

Ethylene Propylene Diene Terpolymer (EPDM) Single-Ply Flat Roof

Average Cost of a EPDM Roof

Materials: $1.40 per square foot
Installation: $5.00 — $7.00 per square foot

Quality craftsmanship is imperative when installing EPDM as the seams can prove to be tricky; when sealing the seams a glue based solvent is used, it’s easy to leave air pockets in the seals which is the cause of early leakage. EPDM roofs are easy to repair but sometimes require on-going maintenance.

EPDM is designed of a synthetic based rubber and combined with ethylene and propylene (developed with oil and natural gas). Due to its rubber elements and dark features don’t expect save on your energy bills as EPDM surfaces stay hotter than any other single-ply roof.

Polyvinyl Chloride (PVC) Single-ply Flat Roof

Average Cost of a PVC Roof

Materials: $1.90 per square foot
Installation: $6.00 — $8.00 per square foot

When it comes to flat roofs, PVC leads the way in durability. It is designed to stand up to heat, cold, wind and rain alike. PVC is also a good choice for Arizona commercial buildings and homes: it has a high heat reflective rating. Seams with PVC are non-existent as they are hot-welded when installed, making PVC practically leak-proof (TPO also shares this same characteristic). Because of its durability you can expect manufacture warranties to extend upwards of 25 years, there’re also lifetime warranties available for select PVC systems.

Themoplastic Olefin (TPO) Single-Ply Flat Roof

Average Cost of a PVC Roof

Materials: $1.90 per square foot
Installation: $6.00 — $8.00 per square foot

TPO is known for its strength; its known to be three times stronger than EPDM roofs. It is comprised of polypropylene and ethylene propylene polymers; in some cases it includes polyester for added durability.

This has been the driving factor behind its continued increase in popularly; the choice solution for commercial buildings. TPO roofs are an ideal choice for commercial roof installations in Phoenix because of its heat reflective characteristics.
