The key to how well these types of coatings preform comes down to how it is installed. Proper installation is key to ensuring that the coating can expand and contract once the roof reaches temperatures of 125°F+. If the coating is not applied evenly or at the required thickness you’re certain to notice premature cracks, bubbling, chips, and peels.
Elongation characteristics of these types of coatings is about 350 to 400 percent. Anything less and you would be doing yourself a disservice. Roof coatings are rated based on standards from the CRRC (Cool Roof Rating Counsel).

Not all of these so called roof coatings are created equal. You’ll find many knockoff cheap reflective coatings that seem like a bargain at first glance. However, many of these are practically acrylic white paint. They do not have the level of qualities required to seal or expand as needed. Be sure that you are seeking a coating system that is VOC and CRRC compliant/rated. You’re ultimate goal when coating your roof is to extend the roof’s lifetime as well as to cut down on your electric bill during hot, hot, Arizona summers; getting a cheap roof coating doesn’t save you money!
